Abstract: In a context of significant digital expansion in Algeria, the residential rental market remains largely constrained by traditional practices and structural inefficiencies. The current landscape presents tenants with considerable challenges, including a lack of transparency and an inefficient search process. The most severe obstacle is the financial barrier to entry, where a standard requirement for a large upfront payment, often equivalent to one or two years’ rent, makes securing housing prohibitive for a large segment of the population. This thesis introduces RenTec, an innovative real estate technology platform designed to directly address these market failures. The solution is engineered around a core innovation: a ”Rent Now, Pay Later” (RNPL) financing option that makes renting more accessible and secure. By dismantling the requirement for prohibitive upfront payments, the platform empowers a creditworthy yet financially constrained demographic, transforming rental accessibility from a question of capital to one of income stability. The work carried out in this thesis focuses on the analysis, design, and implementation of the RenTec platform. It explores the underlying business model, defines system requirements, and presents the architecture and core mechanisms employed to ensure security and functionality. The platform integrates scalability, real-time features, and a user-centered design to provide a reliable and efficient solution tailored to the Algerian market. The main objective of this project, developed as part of an engineering thesis, is to demonstrate how integrating innovative financial models into a real estate platform can enhance housing affordability and operational efficiency. The results highlight the feasibility of RenTec as an integrated model that validates the hypothesis that Algerian tenants are ready to embrace digital solutions built with a nuanced understanding of their specific economic realities.*** Dans un contexte de forte expansion numérique en Algérie, le marché de la location résidentielle reste largement contraint par des pratiques traditionnelles et des inefficacités structurelles. Le paysage actuel présente des défis considérables pour les locataires, notamment un manque de transparence et un processus de recherche inefficace. L’obstacle le plus sévère est la barrière financière à l’entrée, où l’exigence standard d’un paiement initial important, souvent équivalent à un ou deux ans de loyer, rend l’accès au logement prohibitif pour une grande partie de la population. Cette thèse présente RenTec, une plateforme technologique immobilière innovante conçue pour répondre directement à ces défaillances du marché. La solution s’articule autour d’une innovation centrale : une option de financement « Louez Maintenant, Payez Plus Tard » (RNPL) qui rend la location plus accessible et sécurisée. En démantelant l’exigence de paiements initiaux prohibitifs, la plateforme autonomise une démographie solvable mais financièrement contrainte, transformant l’accessibilité à la location d’une question de capital à une question de stabilité des revenus. Le travail réalisé dans cette thèse se concentre sur l’analyse, la conception et l’implémentation de la plateforme RenTec. Il explore le modèle économique sous-jacent, définit les exigences du système, et présente l’architecture ainsi que les mécanismes fondamentaux employés pour garantir la sécurité et la fonctionnalité. La plateforme intègre la scalabilité, des fonctionnalités en temps réel et une conception centrée sur l’utilisateur pour fournir une solution fiable et efficace, adaptée au marché algérien. L’objectif principal de ce projet, développé dans le cadre d’un mémoire d’ingénieur, est de démontrer comment l’intégration de modèles financiers innovants dans une plateforme immobilière peut améliorer l’accessibilité au logement et l’efficacité opérationnelle. Les résultats soulignent la faisabilité de RenTec en tant que modèle intégré qui valide l’hypothèse selon laquelle les locataires algériens sont prêts à adopter des solutions numériques conçues avec une compréhension nuancée de leurs réalités économiques spécifiques.
